Villa Rental

To search for a villa you can use the ‘search villa’ area in the middle of the home page, just scroll down.  In the search area,  you can search according to resort, number of bedrooms and availability.

If you are willing to search for a villa according to resorts, firstly you have to choose the region, after this you will see a list of resorts in that region, then  choose the resort and the number of bedrooms  you prefer, click on ‘search’ and you will see the list of the villas according to your choices.

Reservation period

Villa prices are determined weekly for each villa. The rental period is minimum 1 week (7 Nights).

Generally, the Villa prices include electricity, water and cylinder gas usage, but are occasionally charged as an extra for the use of air conditioning.  Cleaning and guest towel changing is included in the prices. If requested, an additional fee may be charged if extra cleaning services are requested.  These rates are charged at the local requested rate at the time of the service. 

Prices may be charged in Turkish Lira (TL) and will fluctuate according to the daily currency exchange rates offered by the major Turkish Banks

Villas are priced seasonally according to the demand.  Off season pricing may be available, please contact us for details.

Villa entry day is Monday and the minimum rental period may be 6 or 7 nights with a maximum of 28 nights.

Payments

Deposit : A non-refundable deposit of up to 40% can be requested to secure your booking. Your booking request must be made officially through either email or www.bitezvilla.com website. Thus securing a 3-day provisional booking, in the event we do not receive your deposit within the set time frame Bitez Tourism/Bitez Villa reserves the right to cancel your booking.  All deposit payments are to be paid by electronic bank transfer. (EFT)

Confirmation of Booking:  Your booking is only confirmed on receipt of your deposit and a confirmation document will be sent to you stating the balance cost and due date the final balance is to be paid.

Final Payment:  This will vary depending on the location of your villa, the booking agent will clarify with you at time of reservation. Final payment options are:

a) The balance is to be paid cash on arrival to the villa unless otherwise agreed if arriving to a villa within the Bodrum vicinity.

b) If the booking is outside of the Bodrum vicinity the balance is to be paid by electronic bank transfer 18% VAT will be added to the total balance.

Cancellation by Hirer:  All cancellations of bookings must be made in writing (email) to and received by Bitez Tourism/Bitez Villa no later than 10 full weeks before the rental commencement date. In the event of a cancellation being received with more than 10 full weeks remaining to hire date the hiring party, therefore, forfeits the deposit. In the event of a cancellation being received less than 10 full weeks before the hire date, the hiring party forfeits the paid deposit and Bitez Tourism/Bitez Villa also reserves the right to request and receive, in-full, the remaining balance agreed to be paid hiring party.

Alterations and Cancellations by Us:  In the unlikely event that a villa becomes unavailable due to circumstances beyond the control of Bitez Tourism/Bitez Villa, the hirer will be offered alternative accommodation of a similar or better standard.  In the event that no suitable accommodation can be offered, then a full refund of monies already paid for the villa rental will be refunded.  Any refund is restricted to the villa hire costs and we are not liable for any cancellation or administration charges for travel arrangements, flight tickets etc.

Check in / Check out

Villa entry is usually Monday, however, some villas,Saturday entry is permitted.  These days are set in order to accommodate charter flight arrival days and it assists the villa owners with scheduling cleaning services.

Entrance to the villas is at 16h00 and departure is 10h00.  

During the off season period, contact us for villa entry availability.

Cleaning and Maintenance

Pool maintenance and cleaning of the villas is done at least 3 times a week.

The staff in charge must enter the villa at least 1 day a week for the garden maintenance and grounds cleaning of the villas, and at least 3 days a week for the pool maintenance and cleaning.  

We ask our guests to show understanding so that these services are not disrupted.

Booking Cancellation Conditions

Conditions for cancellation

For Bodrum Region;

- In case of cancellations made more than 30 days before the reservation date, the deposit paid will not be refunded. The remaining amount isnot claimed.

- In case of cancellations made more than 30 days before the reservation date, the remaining payment of the reservation must also be made.

For the Mediterranean Region;

- In case of cancellations made more than 30 days before the reservation date, the deposit paid will not be refunded. The remaining amount isnot claimed.

- If you do not pay 30 days before the reservation date, the reservation will be canceled automatically and the payment will not be refunded. The remaining amount of the reservation will not be charged.

 In the event of a funeral, death, illness, accident or cancellation of leave of public or private company personnel, etc., the cancellation of the reservation is also in question; please contact us for further direction.

Those who are infected with the Covid-19 virus have to inform Bitez Tourism/Bitez Villa 30 days before the reservation date.  Hospital reports documentingwhether you have contracted the Covid-19 virus should be submitted to our reservations.

In the event that the villa reservation is cancelled by Bitez Tourism/Bitez Villa, you will be notified as soon as we are able to do so.  If there is another villa available in our portfolio for the samedates, it will be proposed to the customer.   In cases where the customer is not approved and does not fall under the "force majeure" clause, the moneyreceived will be returned to thecustomer.  

If the customer does not make the remaining payment within the time limit, Bitez Tourism/Bitez Villa reserves the right to cancel the reservation in question and to accept other reservations for the villa.

The villa hire cost does not include any personal insurance cover of any kind. It is a condition of booking that insurance is taken out against cancellation and it is strongly recommended that personal accident and medical insurance is also taken out.
